Services available

 

Silver Service

 

This is our base level of management and comprises

 

  • Appraisal of your property and advice on lettings
  • Advise on gas regulations, electrical safety, energy performance certificates and other obligations.
  • Advertise the property through our website, property portals, newspapers, erect a To Let board where possible and other appropriate forms of marketing
  • Arrange and accompany all prospective tenants to viewings.
  • Take up references for all applicants and advise the landlord.
  • Prepare all documents relating to the Tenancy Agreement. Take the deposit and first months rent.
  • After tenancy has commenced we will receive rent due and account to you within 5 days of receipt.

 

Gold Service

 

Our most popular service

  • All services provided in the Silver Service plus.
  •  Notify on the landlords behalf all utilities, local authorities regarding change of responsibility.
  • Visit the property on a regular basis, least every three months and provide the landlord with a written report.
  • Throughout the tenancy arrange for full compliance with gas safety regulations and other landlord obligations.
  • During the tenancy we will arrange for minor repairs to be undertaken to an authorised limit (usually £200). Above this limit we will consult with the landlord.
  • At the end of tenancy we will inspect the property and report to the landlord on condition

 

Platinum Service

 

  •  Includes all the elements of the Gold and Silver Services plus
  •           We will arrange on your behalf a home maintenance plan for ultimate peace of mind to include
  •      Annual servicing of the central heating boiler         Breakdown of central heating system
  •          Burst Pipes
  •          Leaks
  •          Failure of water, gas or electrical supply
  •          Pest and infestation
  •          Blockage or flooding of drains
  •          Break ins or vandalism
  •          We will also give a rent guarantee that subject to an excess of one month that you receive rent even if the tenant fails to pay *
  •           Ensure that legal protection is available*

 

Let Only

 

We will in limited circumstances undertake a let only service by which we will locate and reference suitable tenants

 

Deposit Protection Scheme


As you may be aware, it is a legal requirement for all deposits taken by Landlords and Letting Agents for Assured Shorthold Tenancies AST’s in
England and Wales commencing from 6th April 2007, to be safeguarded within a Government-authorised tenant deposit protection scheme. 

Belvedere Partnership Ltd currently uses The Deposit Protection Service to hold all deposits received in accordance with the new legislation.

At the end of the tenancy it will be necessary for the Deposit Protection Service to be notified of any deductions that are intended to be made from the deposit, and the payment from the deposit held must be agreed to by both the Landlord and the Tenant. Should any amount be disputed an independent Alternative Dispute Resolution ADR service, run by the Chartered Institute of Arbitrators, will aim to resolve the matter quickly and without
